BIRK ASSETS • NORDIC POWERED LAND

A Nordic platform for AI infrastructure

Birk secures the land, power and permits that Ai capacity is built on.

THE COMPANY

Birk develops powered land

Build-ready positions where land, power and grid access meet.

01

We take sites from raw potential to build-ready reality, investing in zoning, permitting, surveys and grid-connection work so that large-scale AI infrastructure can be built where it makes sense.

Powered land

02

Our operational team is located in Gävleborg, Sweden, one of the most established regions in the Nordics for large-scale digital infrastructure, working directly with municipalities, landowners and grid companies.

On the Ground

03

Our Norwegian organisation brings decades of experience from property zoning and regulatory processes. That competence transfers directly to the planning and permitting work at the core of AI infrastructure development.

THE MARKET

The constraint is power

And the capital is already committed.

01

The rollout of AI is creating capacity demand without historical precedent. The bottleneck is no longer capital or technology. It is access to power and build-ready land.

Demand without precedent

02

Grid-connection lead time is the critical factor: new connections are measured in years, not months. A site with secured power carries scarcity value that raw land does not.

The queue is years

03

Capacity that cannot be served on the continent must be served somewhere else. Nordic power prices, renewables, natural cooling, fibre and political stability make the region the natural destination.

Demand moves north

04

The Nordic power mix is among the cleanest in Europe. Natural cooling cuts energy demand year-round, and excess heat can be reused in district heating and local industry.

Established presence in Gävleborg

PRESENCE

01

The region already hosts international hyperscale deployments and has documented grid capacity.

An established region

02

Local presence provides direct access to the processes that determine lead time: grid connection, detailed development plans and land acquisition.

Local access

03

Ongoing dialogue with leading hyperscalers provides direct insight into requirements for location, power and timeline.

End-customer insight

04

Relationships with grid companies and municipalities are built locally, not from a head office.

02 · OPERATIONAL TEAM

Site origination, technical assessment, grid dialogue and municipal relationships.

The region's grid is being reinforced: Svenska kraftnät plans three new 400 kV transmission stations across Gävleborg county. The workforce built around the region's hyperscale facilities and the Sandviken DataCenter Academy took a decade to establish, and it does not relocate.

A long-term partner for
the regions we work in

PARTNERS

AI infrastructure is only built where municipalities, landowners and grid companies want it built. Birk's role is to be the professional, predictable counterpart that carries a site through every stage, and to make sure the host region shares in the value created.

We invest our own resources in surveys, planning and permitting, run open and structured processes, and only pursue sites where local support makes development realistic.

For municipalities

A structured, transparent process with a professional counterpart: clear agreements, realistic timelines and a development plan matured against real end-customer requirements.

For landowners

We come prepared, with qualified connection applications, realistic load profiles and a team that understands TSO and DSO processes. Our goal is to make your queue shorter, not longer.

For power and grid companies

We know what public processes require, because we have been part of them for decades, on both sides of the table.

ABOUT

Where land, power and expertise meet

Birk Assets is a Nordic development company positioned at the intersection of power, land and digital infrastructure. AI capacity requires three things in the same place at the same time: land that can be zoned, power that can be secured at scale, and the expertise to combine the two into a build-ready product. That is the position Birk occupies, through a two-country structure that combines local origination power in Sweden with Norwegian governance and capital discipline.

“Birk” is Nordic for birch, the pioneer species that takes open ground first and prepares it for what follows. Birk does the same with land: secure early, mature the ground, hand over to the operator who builds.

THE FOUNDATION

Norwegian real estate underwrites the platform

The company's balance sheet rests on two Norwegian residential development positions, held through purchase options with limited capital at risk before defined milestones. Both positions were independently valued in 2026. The portfolio provides substance and a cash-flow foundation, and is developed in parallel with the digital infrastructure strategy: two pillars, one balance sheet. Details are made available to qualified investors under NDA.
