AI capacity requires three things in the same place at the same time: land that can be zoned for industrial use, power that can be secured at scale, and the expertise to combine the two into a build-ready product. Few sites offer all three — and few developers control the full path from raw land to secured megawatts. That is the position Birk occupies.

A two-country platform

The company operates through a two-country structure that combines local origination power with Norwegian corporate governance. In Gävleborg, Sweden, the operational team handles site origination, technical and environmental assessment, grid-connection dialogue and municipal relationships. In Bærum, Norway, the head office anchors board oversight, capital discipline and financial control.

Decades of regulatory experience

The two pillars share more than a balance sheet. Birk’s Norwegian organisation has worked with property zoning and regulatory processes for decades — navigating planning frameworks, permitting authorities and stakeholder processes on complex development projects. That is precisely the competence AI infrastructure development demands: the path from raw land to build-ready site runs through zoning, permits and public processes, and Birk brings a team that has walked that path many times.

75 units, approx. 5,400 m² GFA. Fully zoned residential area in one of Norway’s strongest growth regions, developed in phases with sales launch planned per stage.

Hemsedal — Skarsnuten

Mountain destination position in one of Norway’s leading year-round resorts, held through an option structure and matured towards development readiness.
